Boxing and Waffle Pods in place for Slab

I went past the block yesterday on my way home from work hoping to find everything ready for the Slab to be poured today. Unfortunately, there was little that had changed. So I gathered that he slab would not be poured today.

When I went past after work today I found that all the boxing had been put in place and the waffle pods and reinforcement laid ready for the slab.

More leveling of the Site

Today, I went over to the block to get the footage off of the time-lapse camera and received a nice surprise. They have been there on Friday and spread crushed rock over the site and leveled it all out ready for the Slab to be poured. I spoke to the site supervisor yesterday and he said that the pods and reinforcements for the slab would be laid on Monday and the Slab is booked to be poured on Wednesday.

Site Scrape and Leveling Done

On Thursday I was told that there were people at the block with Bob cats leveling off the site. I was unable to go past the site till after dark so wasn’t able to see much. I had to see what they had done, so I went past on my way to work this morning and this is what I found.

After work today I went past the block to find that the under slab pipe work for the sewer connections has been done. Everything appears to be in the correct positions.

Action at the Block

Today, after work I went past the block and found the beginnings of where they will be marking out the site.

I will be giving GJ Gardner a call tomorrow, as I have a time-lapse camera that I am hoping to set up at the back of the block to record the progress of my house being built. The time-lapse camera takes a photo at a set interval for example every 10min then joins them all together into one movie file.  My thought is that I will set this up at the back of the block against the fence pointing towards the house site.

If GJ Gardner are happy for me to do this I will set it up over the weekend.

I have Finance!!!

Today, I received a phone call from my broker to say that I have full finance approval. I received the signed contracts back from the builder about two weeks ago and took it straight into the broker for him to send off for the valuation to be done.

As soon as I had got off the phone with the broker, I phoned GJ Gardner to let them know that I had full approval to go ahead. While I was on the phone with them they received an email from the broker notifying them that I had received full approval.

I was told on the phone that the purchase orders were ready to be sent out and I should have a site start within the next two weeks.

Now it really is getting close. Before I know it I will have a house on my vacant block of land. : )

Received Contracts and Colour Consult

Today, I had my colour consult and received the contracts while I was there.

I went into the GJ Gardner Office over the weekend to get an idea of what colours I might like to use. I was given their board of samples for tiles and the book of carpet samples to take home over the weekend and think about what colours I might like. I also grabbed a handful of laminex and colourbond samples.

Final Drawings

Today, I received a copy of the final plans. I have uploaded a copy below. The plans have now been sent off for energy rating and the slab design. Once these are back they will be put into the contract and the contract will be ready for me to sign.

Preliminary Drawings

Today, I received the Preliminary Drawings from GJ Gardner. I have picked up a few minor mistakes such as:

  • The passage between the laundry and bathroom heading towards bedroom 2 and 3 is marked on the plan as tiles and it should be carpet.
  • The exhaust fan for both the bathroom and ensuite are not shown on the plans.
  • I also noticed that I did not have any storage in the laundry that is out of reach of children. So, I have added an overhead cupboard above the bench in the laundry to store chemicals and other nasties in. Read more »

Initial Deposit – Paid

Today, I went into GJ Gardner and paid the initial deposit. By paying this deposit the following things can happen:

  • Plans are drawn
  • Soil Test and Site levels

I was told that I should have the preliminary drawings for me to check through within two weeks. Once I have checked the preliminary plans for any mistakes I should then have the final drawings within a week. having the soil test and site levels done will allow GJ Gardner to give me a fixed price contract.

The contract should be drawn up and ready a few weeks after the final plans have been received. I then have my colour consult and choose colours for everything.

Things are finally starting to move along and the house is beginning to get closer.
